If a repair is needed that exceeds $250 per unit or $500 per property, Mission Property Management will seek approval from a Property Owner before performing any work.

Depending on the specific needs of the property, we may use our in-house contractors to complete "handyman" type work in order to save on Owner expenses and provide greater efficiency. Larger projects or licensed work will be bid out by 3rd party contractors whereupon Mission Property Management will oversee the work that is performed.

The majority of our tenant prospects come from Zillow, Apartments.com & Facebook Marketplace/ Local Facebook Groups. We also list on other sites like Hotpads, & Trulia along with smaller sites like Dwellsy & RentalSource.

Mission Property Management may charge lease renewal fees depending on the plan you are on.

Mission Property Management gets compensated in the following ways: 1. Monthly Management Fees - depending on the plan chosen this fee ranges from 5.5-10% of collected monthly rents. 2. Tenant Placement - 45-55% of one month's rent is collected when we advertise, qualify/ screen, sign a lease, and ultimately fill a vacancy with a new prospective tenant. 3. Maintenance Work - Labor that is performed on a property for upkeep, tenant turn over, and other renovations allows us to perform quality work at fixed prices.

Mission Property Management uses Doorloop as our Management Software. Doorloop provides an outstanding user interface with customizable Owner & Tenant portals.

Mission Property Management sends out Owner Distributions between the 7-10th of each month in the month the rents were collected. Owner's receive a confirmation email of distributed funds as well as an estimated time the funds will be in the Owner's designated account via Direct Deposit.

We perform one Preventive Maintenance Inspection Annually, paired with a walk-through inspection under the Basic plan and Quarterly inspections including a Preventive Maintenance Inspections per year under the Pro plan. Preventive Maintenance is where we go over all functional components of a property including plumbing, electrical, sprinkler systems, which includes an HVAC tuneup by a 3rd party for an additional cost. Normal walk-through inspections are to determine a property's condition and asses if the tenants are taking care of the property in accordance to the terms of their lease agreement.

Both. We communicate with our Property Owners after all regular walk through and preventive maintenance inspections. We also touch base with our Owners with a monthly email with market updates, trends, training videos, & other tips, tricks and data that may be useful for our Property Owners.
